Located on Hessa Street, the site zoning is a combination of retail to one side and residential to the other. This duality is reflected in the design with two interlocking massive floating concrete volumes, creating a transition space from street to shop. An angled bronze screen draw users into the fully glazed facade of the double height retail, lit from narrow skylight slots.

To the residential side the character is reflected in the purity of the massing and elemental openings, with a textured plaster finished mass overhanging a base of natural wood screens and full height glazing with extensive landscaping contained behind local random rubble stone walls.
