The site is prominently and centrally located in Khalifa City, Abu Dhabi, along the public linear core, connecting Shahama Road to the north, with Sweihan Al Hayer Road to the south. The site is accessed from the main road entering to the east, along the retail spine, with the longest façade oriented to the south. A covered pedestrian walkway offers shade from the strongest south light, acting as a solar shading device, reducing heat buildup to the interior and connecting the retail units along the perimeter to and from the parking areas.

The Retail Community Center is set back from the roadway to both sides and approached through a generously landscaped and shaded parking area. The retail program is contained within a colonnaded and covered loggia to the front, rear and side, which articulates and unifies the program, with F&B functions activating the corners, utilizing the open but shaded terraces. Generous parking provisions are located close to the façade for ease of circulation for the customer, with landscaping acting as natural visual screens between parking and pedestrian walkways.
